📊 July 2026 Denver Real Estate Market Stats 📊
Buyers are moving more slowly, and sellers are adjusting to longer timelines, says Denver Metro Association of Realtors.
Every market has a story it tells about itself, and Denver Metro’s for July was one of comparison, but not to last month. The temptation is always to measure today against the version of the market we remember or maybe “liked” better: the frenzy of 2021, the razor-thin inventory of 2022, the home prices from 2011. That comparison rarely serves buyers, sellers or the agents. The market in front of us right now is the one we actually have, and July gave us a clear look at what it is: measured, patient and increasingly shaped by life circumstances.
Inventory continues to rebuild at a steady pace. Active listings rose 2.91% from June to 13,115 at month’s end, though supply remains 6.29% below where it stood last July. New listings pulled back 5.32% month-over-month to 5,447, a typical summer cooling as sellers who were going to list this year have largely already done so.

🌵 Our xeriscape project is COMPLETE and I am absolutely in love with it - SWIPE TO SEE THE TRANSFORMATION 😍
This is a project we had been thinking about for years — and this summer was time to pull the trigger. With the drought hitting hard and water restrictions firmly in place across Denver, 2026 was finally the year to just do it. No more watering a lawn that fights you every dry season. 💦➡️🪨
🅰️+ results! A beautiful, water-wise front yard with gorgeous rock, clean lines, draught tolerable plants, and a modern horizontal fence completely transformed our curb appeal. Function AND beauty — that’s the goal. 🏡✨

If you’re thinking about a xeriscape, hardscape, concrete, or landscaping project in the Denver Metro area — I cannot recommend Michael’s Concrete enough. I got 4 bids and they came in the most competitive, but honestly the price wasn’t even the best part. The communication, the craftsmanship, the whole job from start to finish was the best contractor experience I have ever had. And that is not something I say lightly. Miguel and his team do it all: xeriscape, hardscape, concrete, landscaping, fencing and more! 🙌
Pro tip from personal experience: hire ONE great contractor who can do it all. Lesson learned the hard way on our fence, which I hired out to a fence specific company and have been very disappointed with the process that has drug on over 2 months...
