2-Bedroom Unit Renovation.
Lounge.
Skimmed 2 coats of plaster over texture coat painted wall to make smooth, patched ceiling & installed piece of cornice where wall heater once existed.
Kitchen.
Remove ceiling exhaust fan, patched & flushed in kitchen ceiling.
Bathroom.
Removed a piece of cornice that had given way in bathroom, secured ceiling with extra screws & installed new piece of 55mm cornice. Bed 2.
Repaired ceiling crack in bedroom 2 ceiling by removing existing cotton tape & reflushed with paper tape.
Bed 1.
Replaced half of ceiling in bedroom 1 due to water leak, flushed & corniced where required to make good ready for painting.
Dining.
Repaired 2 cracks in ceiling between kitchen & dining, flushed to make good ready for painting.
Laundry.
Dividing wall between kitchen & laundry was removed, flushed patched ceiling, nib walls, power points & matched in texture paint on laundry ceiling. Installed new 55mm cornice where required to make good ready for painting.

Installed ext angles & flushed bulkhead 3.6 high. Patched screw holes where shelving once existed, around power points, including ceiling in entry hall.

1st coated 2100mm high in bathroom, flushed above height 3m high. 1st coated 1200mm high & flushed above 3m height complete. Removed excess debris & patched & repaired damaged ceiling from removal of existing cornice. Installed 150mm Victorian Cove in Bathroom & Vanity. Patched & flushed lath n plastered ceiling where old air-con vent existed. 3.6 high.

House Renovation.
Bedroom 1. Two rooms made into one. Existing wall joins had cracked, removed existing cotton mesh tape, flushed all joins with paper tape, flushed ext corners & around access doors. Rake ceiling 2.4m - 3.4m.
Bedroom 2. Flushed walls & rake ceilings. 2.4m - 3.4m
Passage. Flushed new ceiling to existing, including where old downlights existed.
Kitchen Pantry. Flushed & square set.
Wet areas. 1st coated walls & flushed ceilings due to tiles going floor to ceiling.

Ensuite Renovation.
A large Ensuite turned into 3 different areas. Shower, vanity & toilet.
Prepped rooms by removing old stud glue, excess nails & screws, trimmed wall linings to line up with new wall linings, removed existing 55mm cornice due to wall tiles to ceiling & square set to toilet. Insulated walls where required, fixed wall linings where required, installed int angles to toilet ceiling, ext angles to shower nib wall & shelf. Flushed all wall joins, angles where required & patched ceilings to make good ready for painting.

Repaired Water Damage Fibrous Ceilings & Cornices.

Bathroom.
Removed a very brittle fibrous ceiling panel in & replaced with new gyprock ceiling & flushed, repaired brittle fibrous cornice due to water leak. Secured 2nd brittle ceiling panel with screws due to sagging, repaired crack & patched hole to make good ready for painting.
Passage.
Scraped back flaking ceiling paint due to moisture, secured ceiling with screws & flushed to make good ready for painting.
Kitchen.
Secured sagging fibrous ceiling with screws, flushed cracks to make good ready for painting.
Office.
Scraped back flaking ceiling paint due to moisture, secured ceiling with screws, flushed where required to make good ready for painting.

Solid Plaster Wall Repairs.
Chipped out solid plastered & bluestone wall cracks in bedroom & entry hall, replastered to make good ready for painting.
300mm Victorian Cove secured only to walls, removed old silicone & plaster debris along ceiling, secured sagging ceiling with screws, filled in gaps, also secured Victorian Cove with 40mm screws to ceiling. Filled in & scribed to shape gaps to picture rails.
