Rare MU-2 zoned opportunity on one of Mid-City’s most prominent corridors. This ~1,732 sq ft main building plus a separate ~336 sq ft rear building sits directly on S. Norman C. Francis Parkway at the Tulane Avenue corridor, offering immediate visibility, walkability, and access to I-10 and the CBD.
MU-2 zoning permits professional offices, medical and dental clinics, studios, artisan and light manufacturing, retail, and more. All permitted by right.
The layout features four private offices, 12-foot ceilings, a reception area, and break or meeting space. A ~440 sq ft covered patio connects the main building to the rear structure, creating a flexible compound layout rarely available at this price point.
Virtually staged photos reflect the property’s potential. Sold as-is.
Minutes to Xavier University, Tulane Medical Center, the BioDistrict, and downtown New Orleans. Priced for opportunity.

Canal Street helped define New Orleans for generations. Now we’re working on what comes next.
Last Friday, I had the chance to attend the Celebrate Canal Spring Quarterly Meeting at the Four Seasons New Orleans and left genuinely inspired. In just 18 months, Celebrate Canal under Sandra Herman’s leadership has built real momentum around reimagining Canal Street as a vibrant corridor that reflects the very best of our city: restoring vacant buildings, retaining businesses that stayed, and attracting new amenities.
Keynote speaker Bhavna Mistry - New Orleans-raised, Tulane architecture alum, and former Disney Imagineering VP - shared a framework that stuck with me:
✦ Start with the story, then design the place
✦ Focus resources where people feel it most
✦ Elevate local voices — artists, architects, culture bearers
✦ Build with long-term stewardship in mind
These aren’t just theme park principles. They’re a blueprint for every important corridor in our city.
Proud to now be a business member of Celebrate Canal. If you care about the future of downtown New Orleans, consider joining too!

⚖️ Short Sale vs. Foreclosure — Do you know the difference?
If you’re struggling to keep up with mortgage payments, understanding your options early can make a big difference. A short sale may allow you to sell your home with lender approval and potentially reduce the long-term impact on your credit, while foreclosure can have more serious and lasting financial consequences.
The most important step is not waiting until it’s too late. Exploring your options early can help you protect your future and move forward with the right plan.
If you’re a homeowner in New Orleans and need guidance, I’m here to help you understand your options and navigate the process with care and confidentiality.
